I Felt Nickeled and Dimed from the Start Opinion
When I began negotiating my lease with CFRP Realty for a rental property in the greater Orlando, Florida area, I felt that the process was marked by what I perceived as nickel-and-diming over minor details. In my opinion, this set a concerning tone for the tenancy — especially given that the property rented for $5,000 per month.
During my tenancy, I was told by a CFRP Realty inspector that our home was among the most expensive properties in their portfolio, and that most of their managed rentals throughout the Orlando area and surrounding Central Florida communities are units in the $1,000–$2,000 range. Based on my experience, I felt that their management approach did not reflect the premium nature of the property I was renting.
Issues I Experienced as a CFRP Realty Tenant
Maintenance Requests I Felt Went Unaddressed
After moving in, I identified several items that I believed needed repair. In my experience, CFRP Realty did not address these requests. For a property at this price point, I expected basic maintenance to be handled promptly.
Inspection Policy I Found Invasive
CFRP Realty required what I felt were unnecessarily frequent inspections of the home. In my experience, they selected the dates and set broad time windows of several hours during which they stated they could enter the property — with or without my permission and regardless of whether I was home.
What I Perceived as Disregard for Tenant Privacy
When I raised concerns about the inspection policy, I was told that entry would occur regardless of what I was doing — whether sleeping, showering, or on a business call. In my opinion, this demonstrated a lack of consideration for the privacy and dignity of tenants in their own home.
Communication I Experienced as Dismissive
When I attempted to discuss my concerns about the inspection policy, I felt that CFRP Realty was unwilling to engage in a constructive conversation. Rather than working toward a reasonable accommodation, I was told to contact an attorney if I disagreed with their policy.
Their Response to My Concerns
When I questioned CFRP Realty's assertion that they could enter my occupied home at will during their scheduled inspections, their response was not to explain, discuss, or offer a reasonable compromise. Instead, I was told:
"Call your attorney."
In my opinion, this response to a tenant paying $5,000 per month who was simply asking for a reasonable accommodation speaks volumes about how CFRP Realty approaches tenant relations.
In My Opinion: Premium Rent, Budget Treatment Opinion
Based on my personal experience, I believe that CFRP Realty charges premium prices but delivers a management experience that, in my view, shows little consideration for tenant rights, comfort, or courtesy. Their portfolio of rental properties across Orlando, Kissimmee, Winter Park, Windermere, Lake Nona, Clermont, Sanford, Altamonte Springs, Winter Garden, Ocoee, Apopka, and other Central Florida communities appears to consist primarily of lower-rent properties, and in my experience, their management practices did not adjust to reflect the higher-end property I was renting.
